What we take off your plate

Whether you own one condo or a small building, the work is the same: find good residents, keep the place in shape, get paid on time and stay on the right side of local law.

Leasing and screening

We price the unit, list it, show it and screen every applicant against written criteria that go out with every application. Decisions come within three business days of completed screening.

Rent and accounting

Rent comes in online and is tracked line by line. You get a monthly statement and electronic distributions. Security deposits are held in a separate account, the way DC, Maryland and Virginia law expects.

Maintenance and vendors

Requests go to vetted, trusted vendors. Anything over the limit in your agreement waits for your OK, and every work order shows up in your portal.

Licensing and compliance support

Our dedicated compliance team can take on DC Basic Business License filings, Rental Accommodations Division registration, Montgomery County rental licensing and pre-rent safety checks. These are add-on services, available whether or not we manage your property.

Leasing only

We market the home, screen applicants, sign the lease and hand it back to you with a qualified resident in place.

Generally one month's rent

How we get started

  1. 01
    Intro call

Tell us about the property, what you want from it and what's bugging you about how it runs now.

  2. 02
    Walkthrough and paperwork check

We see the unit in person and confirm its license and registration status before anything gets listed. Surprises at lease signing cost real money.

  3. 03
    Listing and leasing

Photos, pricing, showings and screening, with you approving the final applicant.

  4. 04
    Ongoing management

Rent, repairs and renewals run through the portal, and you hear from us when something needs a decision.

Why "stewards"
A steward looks after something that belongs to someone else, and expects to give an account of how it was kept.

That's the job as we see it. The Property Stewards was co-founded by Kendra Whitaker and Jason Shine. Kendra holds real estate broker licenses in DC, Maryland and Virginia. Jason, born and raised in Washington, runs the day-to-day operation. We stay small on purpose, so when you call, you reach the people who actually know your property.
